Why the stain is rarely under the hole

A cracked tile rarely cracks on its own: something stood on it, hail hit it, or a hairline fracture opened when the roof moved. Water goes through, runs sideways along the batten below until it finds somewhere to drop, so the ceiling stain is almost never under the hole.

A flashing seals the join where the roof meets something else: a wall, a chimney, a skylight, a change in roof line. Those elements move independently, so the fixings and seal work harder than anything up there. Once one edge lifts, wind-driven rain goes behind it and the state of the roof surface is beside the point.

A blocked gutter does not leak, it overflows. Heavy rain fills a gutter that cannot clear, the water goes over the back lip rather than the front, into the eave and down inside the wall. Nothing on the roof has failed, which is why it gets missed.

Metal is its own case. Older sheeting oxidises before newer Colorbond, starting at the fasteners and the laps rather than the open sheet, where water sits and the coating was pierced. Fasteners work loose as the sheet moves, each becoming a small open hole with rust spreading from it. Treating corrosion back to sound steel and replacing the fixings is the repair; coating over it is not.

Which of those you have is a short answer once somebody is up there, a guess from the ground otherwise. It is fair to ask whoever climbs up whether they carry public liability cover: an uninsured contractor who puts a foot through a ceiling becomes your problem. Flat and patchy say different things. Even fading across a roof is the coating giving up its pigment, cosmetic for a while yet. Patchy fading means it has worn through in places, usually first on the pitch that takes the afternoon sun, and there the substrate is exposed: concrete tile turns porous, and on metal the film keeping moisture off the steel goes thin. Flaking is further along: the coating has lost its bond, and more over the top bonds new to old rather than to the roof.

None of that gets fixed by paint alone, which is why the sequence matters more than the tin. The roof is cleaned back first, and properly means the chalked film and moss come off, not just loose dirt. Broken tiles are replaced, ridge caps re-bedded and finished in flexible pointing, and only then do primer and colour go on. Coating over unaddressed defects hides them and lifts within a season or two.

Two questions come up constantly. The first is whether a painted roof makes the house cooler through summer. What a coating does first is seal the surface; anything else is a bonus.

Terracotta is fired clay: heavier, the colour running right through rather than sitting on top, weathering to a dulled face rather than flaking. The clay body outlasts most of us; what fails is the glazed surface and, before that, the ridge-cap mortar.

Concrete tile was made with a factory-sprayed coating, a wear item. Once it has gone the tile turns porous, holds water instead of shedding it, and goes chalky and pale. This is where a full clean, repair and recoat makes the biggest difference. Colorbond and other sheet metal do not absorb anything. They corrode at the fixings, the laps and the valleys first, and rust is treated back to sound steel before any coating goes on. Get the substrate wrong and the roof needs doing again in three years.

Where the Water Actually Gets In

On tile it is almost never the middle of a tile. Cracked tiles, bedding mortar worn back and aged joints are the usual leak origin here, at the top of the roof where the caps meet the tiles.

Bedding is the mortar bed the ridge cap sits in; pointing is the finish over it. When the bedding crumbles the cap moves, the pointing splits, and water runs into the roof space through a gap invisible from the footpath. Flexible pointing goes back on top, because it moves with the roof instead of cracking away. Sustained damp is what lets mould take hold, so fixing the entry point matters more than treating what shows inside.

The Old Oaks on the Gippsland Road

S.J. Webb planted an avenue of oaks along the Gippsland road here in 1890, and one side is still standing. Under that canopy the roof is often fine while the drainage is not: deciduous leaf drops in autumn, packs the gutters and valleys, and water backs up under the tiles.

Overflow runs down the fascia and rots it, valley irons hold wet debris until they rust through, and the ground beside the house stays saturated. Whole Roof, or Just the Bad Section?

It depends on where the failure sits rather than how big it looks.

When it is a restoration

Failure spread across the whole roof, worn coating, crumbling bedding along every ridge line, dozens of hairline cracks, is a restoration: doing one section just moves the leak.

When it is a repair

Failure that is local, a few broken tiles, one blown ridge cap, a single rusted valley, is a repair and should be priced as one. Full replacement comes in when the structure underneath has gone rather than the surface. Where the frame and battens are sound and the tiles can still be matched, restoration is a practical alternative, and that covers most roofs out here.

How do I tell what my roof is made of without climbing up there?

Look at a broken tile, or the underside of one from inside the roof space. Terracotta is the same colour all the way through and rings when you tap it. Concrete tile is grey inside whatever colour the top is. Metal is obvious once you know the ceiling is not tile. Otherwise the free inspection settles it.

Why will nobody give me a price over the phone?

Because the two things that set the price, the substrate and the condition, are not visible from the street. A phone figure either gets revised upward once someone climbs up or was padded for the worst case.

Our gutters fill up every autumn. Is that part of the roof job or separate?

It can be either, and it should be scoped in the same visit. On the leafier streets the gutters and valleys are usually worse than the tiles, and a coating over blocked valleys still lets water back up. If drainage is the problem, you want it in the quote.

Do we have to do the whole roof at once?

No. Anything letting water in can be dealt with now and the painting stage booked for later. What is not sensible is coating half a roof and leaving the other half, because the join becomes the next weak point.
